    Where it stops: It covers the jurisdictions you actually work in, not the whole country. It watches and reports. A person still files, and still calls the planner.

    Insurance and compliance expiry tracking

    Certificates of insurance, contractor licenses, and bonds get read when they arrive, the expiration dates logged, and reminders sent to the right person weeks before anything lapses.

    Where it stops: It tells you a policy is about to expire. Whether the coverage is actually adequate is still a call for you or your broker.

    First-pass deal screening

    New listings and broker packages get checked against your buy box the same way every time: comps pulled, basic numbers run, obvious deal-breakers flagged. You only open the ones that survive.

    Where it stops: It filters. It never tells you to buy, and the real underwriting stays yours.

    Rent, term, options, escalations, exclusives, and critical dates pulled out of every lease and contract into one searchable table, including the scanned PDFs most tools can't read.
